Fire Engineering Performance Solutions
When the Deemed-to-Satisfy provisions don't suit your design, we engineer a compliant alternative that does.
- Your building surveyor has issued a list of DtS non-compliances
- Travel distances, exit widths or fire compartment sizes exceed DtS limits
- An atrium, void or open connection between storeys is proposed
- Fire-rated construction is impractical, costly or conflicts with the architecture
- A heritage or existing building can't reasonably be brought to DtS

- 01Review architectural, services and structural documentation to identify departures from DtS
- 02Prepare a Performance-Based Design Brief (PBDB) and circulate it to stakeholders
- 03Facilitate the stakeholder workshop with the building surveyor, DFES/fire brigade and design team
- 04Undertake the analysis — quantitative, comparative or absolute — against agreed acceptance criteria
- 05Prepare a Fire Engineering Report demonstrating compliance with the relevant NCC Performance Requirements
- 06Support the design team through documentation, RFIs and approvals
Performance-Based Design Brief (PDF, issued for stakeholder comment)
Fire Engineering Report with clearly tabulated conditions, limitations and design requirements
A schedule of fire safety measures for coordination by the architect and services engineers
Attendance at stakeholder meetings and responses to authority comments
Codes & Standards
NCC 2022 Performance Requirements, Australian Standards suite
Typical turnaround — Turnaround confirmed on fee proposal
The PBDB sets out what will be assessed and the criteria for acceptance; stakeholders agree to it before the analysis begins. The FER presents the analysis and the resulting design requirements.
